This area was primarily developed in the early 80'-90's. The design is
quite unique to the area as you will find no other real estate
communities like it in the Aptos,
California area. Our MLS lumps these areas of Rio Del Mar and Seascape
together as area 48. They really are two different and distinct areas
as you will see,
but both can be searched under the zip code of 95003. Both are nice,
but in vastly different ways. Seascape was developed in different
phases by different developers, but the Holcomb Corporation, also the
developer of the Seascape resort and shopping center, is probably the
most prominent. All of these projects took the patience of a saint to
get built, but I think the end result is nice and well done.
Seascape has a variety of properties, from condominiums for seniors to
ocean view condominiums to multi million dollar homes. There are luxury
ocean view homes
over looking the sand, ocean front homes, bluff homes, ocean view hill
side
homes, and homes on open space green belts.
At the end of Clubhouse Drive, basically the start of Seascape in my
mind, at the Sumner area on down is a gated oceanfront community. The
homes all have ocean views, some greater than others. Some of these
homes are original and others are luxury homes finished in great
quality and detail.Some homes front the ocean, where the sand between
your toes is literally steps away. These home
are protected by a big seawall. There is beach and waves in front of
you, and pretty sunsets to ease your mind. Most of the homes are single
level, though some are two story. This real estate is some of the
priciest in the area, with many homes in the $2,000,000 to $5,000,000

One of the design aspects of the Seascape real estate development is
that is very uncommon is that many of the lower streets in the
development have wide green belts behind the homes. They also have
large center islands of lawn in the roads so that there is a great
sense of spaciousness. The houses are all mostly all contemporary in
style and generally range from 2000-3000 square feet. Most are 3
bedrooms, though some are 4 bedrooms. They often feature open airy
designs with a lot of light. Not all was built out so there is a
variety of independently built homes. They have plenty of play area
around to throw the Frisbee or play tag football. .These homes are
often on streets off of the two main streets of Seascape Boulevard and
Dolphin drive.The main development of homes have names like Via
Novella, Via Lantana, Via Trinita,Via Medici, Via Soderini, and
Calypso.
There are a number of different condominium complexes with different
styles and views. Most of the Seascape condominiums are in the
$450,000-800,000 range and are 2 or 3 bedrooms. The bigger developments
are Spindrift and Pinescape.In general the largest condominiums in the
county are in Seascape. Pinescape is off of Dolphin Drive and Spindrift
is off of Via Tornasol.
There is a shopping center that has a small grocery store with a nice
deli and good selection of wine. There is also a liquor store, a pizza
shop, a Mexican restaurant, Palapas, and a Chinese
restaurant,and a coffee shop. The area has one of the best
in Seascape Flowers, which has great
flowers. Also included are some small retail outlets for beach apparel
and professional offices as well. Across the street from this is the Seascape
Sports Club. It is a tennis club that has gym facilities as
well as a pool. They have professional level tournaments on an annual
basis.
The Seascape
resort was a slick development. It has a main building and
rooms, with the Sanderlings Restaurant within it,
as well as a bar and pool. They have nice ocean and canyon views and
sit on property that overlooks the bluffs. The development was once
again shackled by the backward thinking of many Santa Cruz County
residents. The development was limited in size, so to mitigate this
limitation, private condominiums were built on the grounds,
in the style as the rest of the development. The development then sold
these condominiums that were attached to the resort, and did very well
selling them. The Seascape resort condominium owners cannot use them
though for more than 90 days a year, per the limitations imposed by the
county residents. The rest of the time they either sit empty or get
scalped of 50% of the rental income the resort charges. Some of the
rental income is pretty substantial, so it is of some benefit to some
who choose to use their units' part time. If you decide that you want
to rent your place, you will have to furnish with approval from the
management of the hotel. This is a great place live, or retire to. Call
