Heritage Landing Townhomes at the Yacht Harbor in Seabright

This gated townhome community of Heritage Landing in Seabright was a luxury yacht harbor home development by Hal Porter. It was done in the mid 80's and had a difficult time selling due to the economy. Times were so tough they were giving away, if I recall correctly, a BMW or a Mercedes to the buyers. Talk about upscale incentives!

Located at the end of Frederick Street, on the east side of Santa Cruz, these town homes' are often a duet style and are either 2 or 3 bedrooms, generally range up to about 2000 square feet. They have fireplaces, and usually 1 or 2 bedrooms downstairs and another upstairs.

Some have greenbelt views on the back side, while the others facing the yacht harbor have views of the boats or ocean views down the harbor to the ocean. All are 2 story. They have 1 car garages, with the other a covered space right next to it; the design seems to work well. They are nicely furnished, with tile, though many have been updated with granite or marble, which was not fashionable to build with at the time.

The homeowners association seems to be well run, and the units are well maintained. They have brown shingled exteriors and have high ceilings and open upper levels. They have a grassy area out front facing the yacht harbor. There is the Frederick Street park nearby and a path to the yacht harbor, where you can moor your boat if you have a slip with the Santa Cruz Port District. Otherwise it is a pretty area to walk, view the boats, and walk to Aldo's or one of the other restaurants at the beach. This Seabright area gated community is sought after and has a nice upscale feeling without being pretentious.These units are usually available in the million-two million dollar range depending on location, ocean views and upgrades.
