Senior Living In 55+ Mobile Home Parks in Santa Cruz County

Santa Cruz County has a wide variety of parks. About half of them are for the 55+ person. These are now considered senior mobile home parks. When I was younger 55 was getting up there.Now with many people taking better care of themselves, senior isn't a term many would use just yet. Santa Cruz County 55+ Mobile Home Parks

Santa Cruz County has a lot of mobile home parks. About half of them are senior 55+ adult parks though there are one or two that are 62+. Mobile home parks can come in a few varieties of ownership.

Leased space, which is probably most common in the state. You lease your space annually and pay an individual or corporation that owns and maintains the park. These types might also have an HOA ( home owners association) that may address concerns of the residents to the ownership.Most of the parks in Santa Cruz County are under rent control, though the ones in Santa Cruz proper and some in Capitola are not. Two of the mobile home parks in the City of Santa Cruz have space rents that are astronomical.

The two following ownership types are sometimes describes as resident owned parks. ROP.

CO-OP Co-op parks are ones which the owners of the coaches got an association together and purchased the park from the prior singular owner. In a co-op park you own a share that is sometimes sold with or separately with the coach. As of 2016 the share prices seemed to range from about $35,000 to around $60,000. Most parks have converted years ago and they are sold with the coach. The co-op parks are operated similarly to a condominium. You have the exclusive use of your space and own a share of the whole park. Generally one can get mobile home financing in most co-op mobile home parks.

Land Owned Parks Land owned parks are the highest value parks. With a modular home in a land owned park, and the proper foundation, one can get conventional financing. These parks have a separate deeded legal description of the land upon which your coach and space occupy. The effective difference from a day to day living would be indistinguishable from any of the other modes of ownership, except instead of  having to pay the higher mobile home rates for financing, you can possibly get conventional home financing rates.So the overall cost of purchase can be less though the cost of the coaches in these parks are often the most expensive of any mobile homes.
