Adult Village- Bay Village Senior Homes

Adult Village, area 199 is an area of Watsonville accessed off of Bridge Street, and Tuttle., in the City of Watsonville This development was done by HomeCraft in the 70's and 80's and featured about 5 different phases all blending as one. The earliest are the smallest, around 700 square feet, while the larger ones done by them are about 1400 square feet. Most are 2 bedrooms. This development is also sometimes referred to as Bay Village.

The newest addition to this area was done in extremely energy efficient manner by Clarum Homes, which did the nearby Madonna Vista development. These are all larger 1200-1700 square foot single level homes, in a development I believe named "Pajaro Vista." The larger units are 3 bedroom. These are very energy efficient and nicely done. They features solar systems and have tankless hot water systems for maximum energy efficiency.There were about 74 units done and they were completed in 2007. They are about as "green building" as one gets in Watsonville. One has to be 55 to live in these, but you do not need to be 55 to own them. I think they are a great longer term investment as you can buy a home for $300,000-400,000 for the older models in 2017, while the new Clarum models were selling in the high $600,000's for the largest models.

In this development as the diminishment of funds were depleted due to hurricanes in other parts of the country, FEMA quit subsidizing flood insurance. Be sure to check with your insurance agent if your home is considered in a flood zone as the levy abuts this whole area. As of 2015 you'll likely be required to have flood insurance for any home you purchase here.
